I am writing to you today to introduce you to Wayland Property Management - a superior approach to managing your London residential buy-to-let property.
About five years ago Nicky and I started buying investment properties in London in order to build a small buy-to-let portfolio to act as our pension for later. As we have grown this, we have worked with a number of different agencies from Savills at the top end, to some of the local one branch agencies at the lower end. We believe that the current approach to property management is out-of-date and needs to change. At Wayland we are doing just that. We are not a real estate agency but instead act independently, for your benefit. We represent your interests alone when using various local real estate agencies to secure the best possible tenants for your investment properties.
As we are your independent property manager, you won't get 'sold' certain tenants or get stuck using the property management services of the agency who finds them.
Once we have shortlisted and you've selected the tenant you want, we do the rest and make sure the agency adheres to all of the complex tenancy rules that now exist. Even when these tenants leave, we are still here to make sure that you don't have to chase the various agents at the numerous agencies, all over again for new tenants.
This means you will have just one point of contact for the entire time that you own and let your London investment property.

1. Why CrowdProperty exists and how it benefits everyone as well as the wider economy
We set up CrowdProperty in 2013 to give a better deal for all - our borrowers, our lenders, the under-supplied housing market and spend in the UK economy.
As we personally experienced through decades of investing in, and developing, property ourselves, traditional sources of finance were failing quality property professionals looking to undertake quality property projects. Large housebuilders felt this pain less but there are a finite number of large sites in this country to develop. The critical segment to future housing supply is small and medium sized businesses (SMEs) building homes. which is exactly where our expertise lies, where our focus has always been, and why you are critical to the UK economy.
The SME house-building segment dropped in housing output from 60,000 in 2008, to 20,000 in 2017, in a context where the country built c.200,000 in each of those years (when the actual requirement has always been over 300,000). Not building just one home not only exacerbates the housing under-supply issue but also means that ?100,000-?200,000 less is spent in our economy on labour, materials and services. 100,000 fewer homes cost the economy ?10bn-?20bn. Why did the SME segment drop by so much? By far the biggest reasons is funding, with 42% of respondents to our survey (the largest SME property professional survey ever undertaken) saying that funding has been their biggest barrier to building more homes.
This is exactly what we experienced ourselves for decades and is what we are solving for you. We've built the best property project lender in the market, as property finance by people, delivering the speed, ease and certainty that you need to grow your property business quicker and deliver more housing into the UK economy.

That's fundamentally why our borrowers keep returning to fund their next project with CrowdProperty - we're a true, long-term funding partner and become a valued part of their team, adding value throughout their projects. These, alongside ensuring that we are always very competitive on price
(even though experienced developers, who have been in the market for decades, tell us they would gladly pay more for a lender who solves these entrenched market issues), are likely to lend more with our stretch senior positioning and can build a funding package that suits any good project
proposed to us, means that we have achieved our goal of building the best property project lender in the market. But our team of 32 will never rest as we have a relentless pursuit of excellence and have many more innovative plans to help you grow your property business faster, through working with value-adding experts, and spending less time faffing with traditional, faceless sources of funding.
2. How the current situation has affected both lending in the market and our lending
All this is actually irrespective of our sources of capital - whether we're an 'alternative finance', 'peer-to-peer' or 'crowdfunding' business - all you need to know is fact is that we're the best lender out there because we've built CrowdProperty to first and foremost solve your pains - through technology for efficiency and expertise for effectiveness. As it happens, and what couldn't be more important right now, is that we have uniquely diverse sources of capital
from retail, high net worth, ultra-high net worth, private fund and institutional sources. Most funders in the market are exposed with single sources of capital, and they were the first to shut up shop as Covid-19 set in. Even those with multiple sources were exposed as those sources had exactly the same underpinning exposures to equity market volatility and lending attitudes. Diverse types of capital with different needs, preferences and attitudes, which is only built up by over 5 years of lending with a perfect track record, gives far greater reliability of funding through any stage of market cycles.
As a result, we've been open for business throughout these tougher times, supporting existing and new borrowers, and are picking up the pieces for many who have had agreed funding lines cut, even part way through projects (yes, incredibly some funders have stopped drawdowns even in arrears to progress on sites - we'd love to name names but won't). We will scrutinise projects carefully and advise where we believe that it's in your best interests to delay a transaction / project commencement, but we will progress all good applications, fund as necessary and work closely together with you through these times.
We have recently also seen other funding providers pulling out of refinancing completed projects. The projects have been successfully completed and value has been added. We are working closely with current borrowers and other borrowers stuck on expensive late interest rates with other funders (just one of the many traits of transactional lenders with onerous hidden fees
), assessing each on a case by case basis with an expert eye and working through the best solution for all concerned. We've had a Development Exit product to allow for final touches and sales timelines for years, which is understandably a very popular helping hand right now.
With existing projects who may run late, we are working on a one-to-one basis with them, striking new terms with those whose loans have either ended or are about to end giving them comfort that they have new/extended loans, getting them off penalty positions, giving them plenty of exit runway which they can repay early at no cost and protecting their legal position, whilst ensuring our lenders' position is safe.

Property finance by property people just makes sense on so many levels.
3. Some expert tips and Government advice to help you think through key risk factors on your current projects
We've also been working closely with our current borrowers to help them risk manage their projects through the current situation. In good times and tough times, we're a true partner and know from decades of experience through multiple market cycles that working together always produces the best outcome for the project, which is in everyone's best interest. One of the major failings in 2009 was the banking sector's 'repossess and fire-sale' wholesale approach, which deep, hands-on property experience through many market cycles tells us is never right. Open communication, expert to expert, always prevails.
Regarding your projects, as clarified by Alok Sharma (Secretary of State for Business, Energy & Industrial Strategy) on 31st March, building and construction should continue where it is safe to do so. The Construction Leadership Council has issued new Site Operating Procedures
which is helpful guidance on safe practices that are aligned to the paramount responsibility of social distancing and protecting the NHS. With the permission to progress projects (benefitting not only yourselves but all stakeholders through the supply chain - whether it''s self-employed labourers on site through delivery drivers, service providers, materials manufacturers etc as well as the economy) comes this overarching responsibility.
We have additionally advised those currently progressing projects in many practical and knowledgeable ways to mitigate the risks to progression, including:
Splitting teams on site
Separate amenity blocks
Staggered travel hours, working hours and breaks
Provision of hand sanitisers and further hygiene precautions
The isolation of an area on site for suppliers to offload materials with separate protected confirmatory signatory area
Holding increased supplies on site
Offsite areas to store materials where necessary
Earlier ordering of supplies with a long lead time, to be held on site until needed
Identify alternative points of supply chain so they have a backup should the original supplier be unable to deliver
Extending build schedules and holding contingency reserves
Across our active projects, in the main sites are being kept open. We are seeing many borrowers be proactive to troubleshoot, including workarounds where supplies are drying up through both resequencing of works / build programmes and sourcing supplies from alternative channels such as non-local DIY stores (paying a little more for some materials is negligible to the impact of no progression), securing trades at improved day rates as their other work has dried up, rephasing programmes based on site location rather than trade to allow trades to work alone in certain parts of the development, focusing on critical path items and progressing other elements with any excess resource capacity, and ensuring that they are being absolutely exhaustive in where major hardware elements are sourced (e.g. windows, stairs and kitchens).
For those of you who are landlords, as many of our borrowers look to keep the developed assets to build a long-term portfolio, the latest Government guidance for landlords can be found here.
The building and construction sector may be instructed to down tools altogether but, as it has in Spain, will open up quickly to help build our way out of economic troubles. There has never been a more important time to work with lenders who bring more than just unreliable hard cash.

Barwood Residential Investment Platform's (BRIP) investment strategy is to acquire land with planning permission and develop homes in partnership with small and medium size ("SME") developers. BRIP typically targets sites with planning permission for five to 25 homes in regional locations (outside London) with strong housing demand. Bonds - Misconceptions and Opportunities in a challenging Market
We are living in remarkable times. Challenging, but remarkable. In the midst of the current global Coronavirus pandemic, along with the lack of clarity and uncertainty around Brexit negotiations, it is virtually impossible to read and predict what is going to happen to the financial markets, let alone your own investments.
This, in turn, has led many investors, both experienced and novice to look at their current investment portfolio and strategy with the view to best optimise their wealth. Traditional stocks and shares are showing greater volatility and interest rates have been cut, affecting long term savings.
One investment vehicle which has remained popular is bonds. However, even though bonds are generally considered less volatile than stocks, there are still many misconceptions around the risks involved. Some are justifiable and others are not. It is important to understand the general landscape, including bonds and the rewards they can offer investors.
Bonds carry risk - but it is relative
No investment is risk free. Regardless of whether you''re conservative or aggressive with your investments, bonds are often considered extremely important for diversification and should be a part of any well-diversified portfolio.
Unlike stock investments that can jump up and down, bonds are primarily designed to pay you a fixed interest no matter what the economic markets are doing, and at this juncture it is important to understand the nature & quality of the bonds you are buying.
Bonds which are tied into interest rates will have a varied return that is dependent on what the current national interest rate is, where that bond is listed and the timeframe for the bond. Alternatively, fixed rate bonds set an agreed annual return over a set period and are subject to the performance of the issuer.
With both fixed and variable bonds, the annual redemption may not be as high as potential stock returns, but on the flip side the risks are less influenced by overall investor/market intent. Only If the issuer becomes insolvent will the investor lose out. So, it is important to understand who that is and what their track record is
- a great way to judge is to look at the underlying security, management team and previous track record of paying interest and matured bonds back to investors.
Bonds are boring
Another common misconception about bonds is that they are not overly exciting. Whilst it's almost impossible to know the value of your stocks in the future, bonds ensure the issuer is obligated to pay you the rate and your capital back by the maturity date, otherwise the issuer will be in default.
However, like any good financial product, bonds offer choice, and it is this choice which makes the bond market more exciting than is immediately perceptible. You can choose from super-safe triple A-listed bonds with low returns such as short-term government securities, or you could go for some meatier options like high-grade corporate bonds.
And maybe add on a side dish of mortgage or asset backed securities, high-yield bonds, or even emerging market bonds.
In addition, you can also spread your investments over bonds based on their redemption timeframes. There are 1-year bonds all the way to 30-year bonds, and the yield will vary depending; this enables you to plan your cashflow more accurately over a longer period of time, balancing it out between annual returns and redemption payments.
Bonds are not worth owning if interest rates rise
As mentioned earlier, the rate of return that bonds offer is often tied into interest rates. As these move up or down, so will the value of your investment.
Currently there is much speculation about holding bonds - especially government ??bonds. Due to the global Coronavirus pandemic, UK interest rates are extremely low, and this looks to remain so for the near future.
In fact, many believe that we might soon end up with negative interest rates similar to Japan- meaning there is a fear that investors may end up paying the government for owning the bonds!
In addition, when interest rates rise, bond prices tend to fall, although some hold up better than others. However, given the length of time you can hold on to certain bonds, this may not be as bad as you think. A few years ago, Vanguard carried out some research into the performance of bonds against interest rates - specifically if there was a sudden rise from 2.1% to 5.1%
Vanguard found that on the whole bonds would lose around 13% in the first year. Not great. However, because the yield on bonds would now be higher due to the increased interest rate, the breakeven point would be on average just over three years. Thus, bonds which are held for several years would still potentially make money.
However, fixed asset bonds - based on security backed debt and mortgages are considered by some investors more secure if interest rates rise, as the yield on their loans will also increase -ensuring they are able to meet the fixed return to investors.
In conclusion, during a volatile market with low interest rates certain bonds, offering a fixed yield can be very appealing, regardless of your current position in life. However, each investor needs to understand the product and its risks. However, if you are building or amending a diverse investment portfolio, bonds should have a place within it.

"After setting up well over 1000 HMO rooms and many years as a property trainer, I know that the all-in model with free electricity that many HMO owners adopt is flawed. It drives the wrong behaviour, with tenants not switching off appliances using electric heaters whilst leaving the windows wide open or worse taking a long weekend in Greece and leaving the appliances running. Savvy landlords have been sub metering their tenants for years. Coin meters have the disadvantage of requiring emptying and attract theft and damage to the meter. Card meters have the disadvantage of administrating the sale of cards and dealing with knock off cards and all meters have the problem of being bypassed. Metro meters remove the need to supply cards, the tenant can purchase electricity online or at any Pay point and provide monthly account of usage so if a tenant is not paying it can easily be identified. They are also far
cheaper to purchase. Whenever I fit card meters to rooms I find the electric use by the household drops by nearly half, a positive contribution to cutting energy costs and helping energy conservation. I am now fitting Metro meters to all my properties."

It's official. The UK has entered the worst recession in living memory, due to the COVID-19 pandemic.
The Bank of England has predicted that property prices will fall by 16% as a result.
Don't be fooled by the current mini property boom, which is caused by the pent up demand from the lockdown period.
In October, the Government Furlough scheme comes to an end, and that will be the crunch point, when millions of people may, unfortunately, be made redundant.
Whilst no one has experienced anything like this pandemic before, we do know what happens in a property market crash.
But what does this mean for you, and your property investing?
As the property market slows, there are not so many buyers, and so more and more people need to sell and thus become motivated sellers.
For those property investors who know what they are doing, this is going to be one of the best buying opportunities of the Decade. It''s going to be like rolling back the clock to 2009.

About five years ago Nicky and I started buying investment properties in London in order to build a small buy-to-let portfolio to act as our pension for later. At Wayland we only provide a property management service and because of this we offer agency independent, impartial advice and tenancy support to help you source, select and manage the best possible tenants for your residential buy-to-let investment properties in London. We believe that the current approach to property management is out-of-date and needs to change. At Wayland we are doing just that. We are not a real estate agency but instead act independently, for your benefit. We represent your interests alone when using various local real estate agencies to secure the best possible tenants for your investment properties.
As we are your independent property manager, you won't get 'sold' certain tenants or get stuck using the property management services of the agency who finds them.
Once we have shortlisted and you've selected the tenant you want, we do the rest and make sure the agency adheres to all of the complex tenancy rules that now exist. Even when these tenants leave, we are still here to make sure that you don't have to chase the various agents at the numerous agencies, all over again for new tenants.
This means you will have just one point of contact for the entire time that you own and let your London investment property.
