Think about the main surfaces you see in a property and what you can do to upgrade them – for a budget of under $5,000 - $10,000, it’s amazing what you can create
1) Paint the fence out front – even offer to paint your neighbours’ fence for free too as no one wants to live next to an unloved teardown
2) Mow the lawns and tidy the garden beds – sounds stupid but it really does make a difference as your approach the front door – paint that too
3) Give the walls and ceiling a quick lick of paint – that probably accounts for 50-70% of the surface you see in a room
4) Wash the windows inside and out – it lets the light in and brings warmth into your home
5) Polish the floors, re-carpet or even simply steam clean – if you’ve bought quality carpet it can be brought back to life
6) Rather than rip out and re-build a kitchen think about just replacing the cupboard doors. Often the shell is perfectly sound, and they come in standard shapes and sizes. Lots of old kitchens had cheap and nasty surfaces benchtops so consider upgrading to a stone one
7) The older your bathroom, probably the sturdier the bathtub compared to the new ones. So, think about re-enamelling the bathtub and re-spraying the tiles as a much more affordable optiion
8) If you are selling or re-financing a declutter could be the best return on your time – most properties have too much ‘stuff’ in them. Sell it on Ebay, give it away to charity or book a council clean up
