For today's tip, I wanted to show you how to quickly set-up property websites for your listings. These websites are designed to impress sellers, sell your listings faster, and win even more listings. The best part is, property websites can be created in less than 2 minutes.

Get Your Property Site in 2 minutes:

1. For listings already in the MLS -  Click the large "import" button at the top of the screen and follow the easy instructions. All listing information will be imported in less than a minute.
2. For listings NOT in the MLS - Use the Site Builder Wizard instead of clicking the import button. The Wizard will guide you through all the steps, and you'll be up and running in minutes.

Did you know that you can get custom website addresses (like 1122mainstreet.com) for your SPS property websites? These web addresses (also known as domain names) are great for marketing your listings. They are easy to remember, easy to share, attract leads, and impress home sellers all at the same time. Sellers love that their home has its own website and web address. 

When your SPS property website is turned on, it will automatically be assigned a domain name. This domain name/web address can be changed at any time. You may use a free subdomain, register a custom domain name, or use a domain name you already own. 

To adjust the web address/domain name for a property website:

1. Log in to your account and locate the specific property in the "My Sites" list towards the bottom of the user dashboard.
2. TURN ON (publish) your property site. You may be prompted to set up a subscription if you haven't already.
3. Click the "Edit & Promote" to the right of the property you want to change the web address for.
4. Click the "Domain Name" option in the right hand column of the Edit & Promote page and follow the simple setup instructions.

Did you know that your SPS Property Sites are the best place to share beautiful high-definition photos, virtual tours, automatically-generated listing videos, floor plans, drone content, and more? Every piece of your listing media is showcased in one, simple place.

Beautifully Showcase Your Listing Media:

1. Login to your SPS account. If you have forgotten your password, you may reset it.
2. Choose the property you want to add videos, virtual tours, etc. to and make sure the website is ‘turned on.’ At this time, you may need to set up your subscription if you don't already have one established.
3. Click ‘EDIT and Promote’
4. Under ‘Edit Listing Data’, click ‘Media Showcase’
5. Click the blue ‘+ Add Videos, Panorama and Interactive Tours’ button
6. You will be prompted to choose and upload whatever type of media you would like via a dropdown menu and click 'save'.

1. Login to your SPS account. If you have forgotten your password, you may reset it.
2. Click ‘Promote + Edit’ next to the listing you would like to create a video for. You may be prompted to set up a subscription if you have not already. 
3. Under ‘Edit Listing Data’, click ‘Showcase Video’ 
4. Click the blue ‘Click to Create Video’ button. 
5. Your video will be created in less than 24 hours. An email will be sent to let you know that your video is live and has been syndicated on YouTube.

Once the property websites in your SPS account have been turned on and the marketing options have been set up, the sites should start to generate buyer leads! You will be notified of all inquiries (via text message and email). Your account is also the best place to view all of your leads' information.

To view your SPS buyer leads:

If a buyer visits one of your SPS property websites and fills out a form to request more information, you will receive a text message and an email alert with the buyer's information. The same is true for sign riders.

SPS Tip: Try adding an SPS sign rider to your 'For Sale' signs to generate even more leads. SPS custom sign riders can be set up with SMS text messaging, 1-800 numbers, and QR code lead capture tools.

We have several alternative design options for sign riders, so that you can choose the perfect one for your market. Here is just one example:

To get a custom sign rider: 

1. Log in to your account and locate a listing in the "My Sites" area.
2. The property site must be ON in order to access sign riders. Check by looking at the status column to the left of the property. If it is turned OFF, simply click the button to turn it on.
3. Once the site is turned on, click the "Edit & Promote" link to the right of the property.
4. On the Edit & Promote page, click "Get Sign Rider" in the far right-hand column and choose your favorite.
