Coming into Thanksgiving this year, I want to take a moment to say thank you from those of us here at Tenant Turner. So much of this business is about trust, and we're grateful you've trusted us to help keep your business running through what has truly been a new era of leasing.?

We thank you for being on the front lines and helping your tenants stay housed and happy. You've seen firsthand how tenants have been hit by lost jobs and illness throughout 2020. You can probably even think of a few families who could really use a break.

That's why it feels more important than ever to host our annual Open Doors giveaway, awarding a tenant in need $1500 toward January rent. We've teamed up with Rent Manager, who is matching the $1500 gift to a second renter! We're also giving smaller gifts to help with holiday shopping for other deserving tenants. Notify leads of a price reduction Dropping the price is a great way to reignite interest in a rental. Now, more than ever, we're seeing property managers drop prices, and it's important to get the word out. We've got you! When you reduce the price of a rental, Tenant Turner will automatically send a notice to your leads along with the link to schedule. Read More

Fraud and blacklist updates

Tenant Turner runs in-depth security checks against each and every lead, and we flag them as suspected fraud if any red flags are raised. Now, we’re sharing more insight into what those flags are and why specific leads didn’t pass. Read more here.

To help keep your team as safe as possible, we’re also putting power in your hands to place any lead on a blacklist, preventing them from scheduling showings for properties you manage.

Improved confirmation process

We've made it easier than ever for leads to confirm their scheduled viewings. To confirm via text, we ask leads to reply with a confirmation code. Those codes have been shortened and simplified, reducing the chance of human error.

We also expanded the responses our system can recognize. This doesn't cover some of the texts we get instead of the confirmation code, such as...

- Cabbage bell pepper salt pork
- Car wash?
- Can of tomato sauce hunts mushrooms n meat

(Yes those are real). While those won't count, if a lead texts back "confirm" or "confirmado" or just "C" we will consider the lead confirmed!

Best Practice video: Offer in-person appointments by request only Easing your way back into in-person showings? We're loving the hybrid approach many of our customers use, offering a mix of options. We've put together a 5-min video showing how to set up virtual "in-person" tours as the primary showing method and offer face-to-face showings by request only. Watch the video here!

The "watch video" link is back!

Our last release brought your YouTube, Vimeo, and Matterport 3D tours front and center in the photo carousel and on the confirmation page so leads can view rentals virtually before their tour. Since the release, we’ve heard from customers who use other media types, and so we’ve brought back the “watch video” link on the listings page, which will work with whatever media type you use for your virtual tours. The video remains on the photo carousel and confirmation page for supported video types.

Better communication with leads when a showing has been canceled

You find the perfect tenant and take that rental off market. Hooray! In the meantime, Tenant Turner is taking care of canceling any remaining showings and sending each lead a cancelation notice.

With this latest update, we’ve improved how that cancelation message is communicated to leads. In addition to an email, we'll also send a text that explains why their viewing was canceled. It's a small update that will go a long way in reducing confusion for leads and questions for your team!

New and improved listings widget

Watch a quick overview video and get started with your new widget. As a reminder, widgets can be added to any website: Appfolio, Buildium, DoorGrow, Wordpress, etc.

Do you spread the word about Tenant Turner with your friends, fellow property managers, strangers at the grocery store? Sign up for our new Ambassadors program and get rewarded! Self-showing availability offered first

Previously, self-access was the secondary option if both in-person and self-access viewings were offered. That meant if showing agents had a long list of in-person showing times available, the "View On My Own" button was a few scrolls down the page and could be missed. We've moved it to the front of each day's availability to encourage leads to view a rental on their own.

Send virtual showing details along with showing instructions

This update optimizes Tenant Turner for "in person" showings held virtually with an agent through FaceTime, Duo, or other video sharing services. Property managers can insert the virtual meeting link in the Address Override field in the Rental Settings, so the URL is the appointment "location" instead of the rental's address. Now, we'll send that URL to your leads via text and email along with the Showing Instructions so it's right at their fingertips!
